Entrepreneurial Micro-Developers and the Growth of Sustainable Human Settlements
This case study focuses on the rejuvenation of subsidised housing within South African townships. Historically, townships have been neglected areas for low-cost housing, but this study explores how this sector can be revitalised to encourage affordable rental housing development across the city, with a holistic approach to neighbourhood development. It emphasises the importance of terminology to distinguish this sector from traditional development and informal backyard, thereby garnering support.
The study offers lessons and recommendations concerning property development principles, financial support, and regulatory issues. It advocates for customised training programmes for micro-developers, improved access to finance, and the necessity of a national regulatory framework. Additionally, it highlights the significance of simplified municipal regulations and fostering understanding between micro-developers and lawmakers. The study underlines the potential for affordable housing to contribute to sustainable human settlements and the integration of sustainable technologies. By understanding market dynamics and balancing affordability with quality, stakeholders can tap into the potential of township housing for a more promising urban future.
