This report discusses the Housing Development Cost Benchmarking (HDCB) conducted by the Centre for Affordable Housing Finance in Africa (CAHF) as part of the Open Access Initiative. The HDCB serves as an analytical tool providing a comprehensive breakdown of the total development cost for various types of affordable housing products. The primary goal of this analysis is to enhance stakeholders' understanding of the actual development costs and the key factors influencing these costs within the affordable housing development process. This understanding enables stakeholders to explore effective strategies and measures to mitigate or capitalise on these factors to improve the overall affordability of housing.

 

Furthermore, the HDCB study aims:

  • to deepen the comprehension of how the housing delivery value chain specifically impacts the affordable housing market in Kenya and, consequently, the broader Kenyan economy and its prospects for growth;
  • by understanding these dynamics, to facilitate the development of targeted strategies that can be implemented to stimulate the housing sector in Kenya; and
  • to identify potential areas of investment that can bridge existing gaps within the value chain or help reduce the costs associated with construction materials and related services.

Ultimately, these efforts are directed toward making housing more affordable for a larger segment of the Kenyan population.
